I grew up on a quarter acre block in Como.
The verges were big enough to park cars facing in, and between my brothers and I we always had a car or 2 sitting there. Plus, I can’t remember the backyard without at least one car in it. We had a big garage, but that was just for stuff, and a couple of sheds for more stuff, and a long driveway that could accommodate 4~5 cars. Boats, Caravans, trailers, and more cars were parked down the other side of the house. Now days, there is no room for anything. I have a big double garage, but that’s it. We can park 2 more on the drive, but they hang out over the footpath, and there is no verge, just the footpath. I have no side access, and nowhere to put a shed. I have seriously looked at industrial property, but they want more for the smallest unit than you’d pay for some houses. Just wondering what solutions others have come up with in their need for a shed or room to work on a project car, or park their boat…. |

Through the ninties...we raced a dragster that needed a minimum of 7+ meters of garage space and enough room to park up a 10 meter racecar trailer. So whenever we had to move, my wife would go look at properties armed with a long tape measure to check space BEFORE she even looked at the house.... Like you.....we also seriously looked at setting up a factory for living in to accomodate our cars.....but the cost was prohibitive,...... When we bought here in Kirrawee, I built a 10x5 mtr shed in the yard and extended the carport to run the whole side of the house..... We can now put 4 cars under cover.....

A mate of mine lives in Gymea on just under 1/4 acre, and he manages with six cars, a boat and a Caravan. It should be mentioned that his Garage (it's really a shed) is double width, with a car port on the front and side. The Caravan sits behind the Boat when it is about to be used, otherwise lives in an apartment's garage.
I've got two cars on way under 1/4 acre, and one lives in the garage, one on the driveway, and the boat lives down the side of the house.

I’m almost ashamed to admit that we live on 1,200sqm, but aside from the huge double garage, there is nowhere else to put cars, boats or a shed. We can park infront of the garage, but are so close to the footpath, that the cars hangover. There is no front verge, just footpath, and no other access, and no access to the back yard. I thought of buying a little industrial unit, where I could store my boat and junk, and work on any projects, but they want $2,000 per sqm! |

Is that Como in Perth or some other state?
My brother here in Perth is looking at buying a large lock up storage facility for just this reason to rent space to people. He's looking at buying a business thats already doing this so it's ready to go.

It’s a great idea, but industrial space is ridiculously expensive in Perth. Somebody is making a killing. They grab a piece of land in an LIA, whack up some tilt-ups over every available square inch, slap on a tin roof, and charge $2,000sqm for it. I’d hoped that with the down-turn over the past couple of years, there might have been a slackening, but it only gave them a chance to catch up, and now it’s back on again. My next plan is to buy a couple of acres somewhere semi-rural, and build the mother of all sheds. Maybe one of those barn-style ones so that I could camp in the top. |

Those barn sheds are pretty awesome. Store your crap on the second level and use the first level entirely for cars
The problem is the way modern houses are designed. Most people are getting lazier and/or are too busy to keep their gardens and lawns in shape. So they build a 750sqm house on an 800sqm block! You could cut the lawn with a bamix

town house with a large garage and parking in the back yard off a laneway.
Room for 4 cars under cover and 2 out the back - easy and I don't have a lawn to mow.

Just move out towards the hills, the school run wont be that bad and you'd have space for multiple sheds

Live in the sticks - have a machinery shed that would fit 5-6 cars plus a big shed that would take another 4. Then there are two tractor sheds...... and I am thinking of building a new one...

I wish I could live out in the sticks, however due to my field of work, the further west I go, the less it seems to matter, and consequently, the harder it is to find work.
Aside form that, my missus likes the suburbs *sigh*

I'm currently building on 820sqm block, a man shed with a house attatched to it.
I can fit 5 cars in it if i want to. I've also left enough room for side access so if i need a seperate shed in the future out the back there will be no probs. By the way the complete man shed/house turned out to be a magical 351sqm! |

The guy who built the house we bought DID understand about the need for a shed. I can still see his outside the window; I would estimate it is about 3~400sqm. Unfortunately when he subdivided, HE kept the shed. |

Here's some better pics, just have to think about things a little differently when building & anything is possible. My block is off the corner of a oval shaped street so i actually drive across the front of it for access. I simply added two walls to the original garage & flipped the design of the rear half of the house over to gain side access.

Welcome to the age where developers cram in the blocks to maximise profits...
Avg blocks up here are about 800sq...some new developments have tiny blocks. Still, 1/4 acre....1000sq...should have enough room (if your house isn't huge) to put in a nice size gable shed.

800 Sqm is huge in Perth these days average size is usually between 500 and 600 sqm and lots of developers are churning out sub 400sqm cottage lots.

Some Shires in the metro area let you build massive sheds. From memory in Cockburn you could build up to a 100sqm shed on a residential block and up to 300sqm on a semi rural one.
