Got a smallish job basically ready to go, Redfern area. Onsite parking for anything up to Caddy roof height including racks.
High ceiling warehouse conversion, need to move a fancy fan (RF remote) and install a suspended light array. Accuracy within 5mm required. NOT a “flipper” but architect’s own long term residence. I don’t expect something for nothing, need it done promptly and tidily, M-F biz hrs only. My usual choice is tied up with carer duties (sibling with ABI). Any practical suggestions/contacts appreciated. It’s too critical to just fish for a tradie without recommendations. |

Christmas must be coming, it's a madhouse.
Finally happening tomorrow, the invoice portion for these works is quoted about $1400 plus a whole bunch of GPOs and cable pulling for another $700. The fans are quite snazzy (Modern Fan Co "Eclipse" model), so I'll put up some pictures when it's done. |

All sorts of kerfuffle with the project.
Snag 1. Ceiling wiring goes from 2.5 at the fixtures to 1.5mm2 somewhere in the ceiling. Due to the difficulty in pulling wires and unknown interconnections, the sparkies were resistant to putting new 2.5mm supply and switched wires for the ceiling - or adding another circuit. The problem was an issue because the fancy light fitting is a 600W halogen item being added to a room full of halogens. Snag 2. The ceiling fans are stuffed. I’ve got one apart and the starter cap is clocking 144nF or about 10% of its rated capacitance. Basically the run winding has been struggling without the starter to kick it off. Much heat, it’s melted the grease out the 6202 bearings and cooked cable ties. At $1200 plus for a similar replacement, it’s worth the effort to repair. So right now we have a Swiss cheese ceiling on the job, the owner wants to re-relocate the fan as the first relocation didn’t end up looking right to him, and there’s an LED retrofit guy coming to deal with the large pendant lamp fitting tomorrow. I have a good idea who will be setting plaster at all hours next weekend. After I’ve dropped 10m2 or ceiling to build a structurally rated bulkhead for support of a “floating look” rack in the kitchen. And somehow found time to change a couple of BMW airbags. |

When you are in the building industry or a tradie the 'fun' never ends...
Peed down rain in Sydney last night and the roof that has been looked at twice by the installer is still leaking... Thankfully it seems the gyprock held up and the water stains can be painted over. I'm not going to call the guy out a 3rd time... Time to get up on the roof and Sikaflex the crap out of every joint a seam in the hope I get the source of the leak. Can't see any part of that area anyway unless you are actually standing on top of the house. Once that is done there are only 3 dozen more things that need attention....
