Some commentators are suggesting Tasmania will have the highest drop in house prices..no wonder...the price rises have been crazy...

Houses that were 150k 5 years ago are now 550k and still no jobs.

Yeap that has always been Tassies issue, would move there tomorrow if it had more industry/commerce.

Compare that $550k to what you get in Melb/Syd/ Bris even nowadays.

There are plenty of nice houses in brisbane for a lot less than that.

As for tasmania RE might be cheap but once you step away from the big box stores everything else is expensive. Do a total cost of living calc and it ain't pretty.

The few places I'd live down there are not cheap also. Port Sorrell and the north west are the good bits. Hobart is sh*t, Launceston is like Liverpool or Penrith only less sophisticated...Lots of damaged people. NZ, reigonal Victoria or bits of NSW are all better bets.

Hence why I bailed asap. (see previous page)

Was already considering it but then Covid hit and I was straight in and out.

It will drop, the question is how much and in what areas.

Flame suit on here. The three most beautiful cities in Australia due to geographic beauty is Sydney (beaches, harbour,), Newcastle (beaches, Lake Macquarie) and Hobart (harbour/Mount Wellington).

The other cities are not in the race.

I reckon natural amenity is one of those things people harp on about, but frequently don’t make much use of.

In Launceston I loved to stand on the brick fence beside the driveway and look across the river, towards Legana. The openness and fresh landscape was food for the soul. In Sydney I have found abundant walking tracks and reserves but most other users are taciturn - if not downright sullen - locals exercising their dogs, not people exploring the tendrils of a city’s green spaces.

I'd swap Hobart (beaches excellent too....cold! lol) with Newcastle but happy to put Sydney on top - Eastern suburbs and harbour just sensational.

If you are fond of open human sewers...(the smell gets me every time.)

And I just keep driving after fueling up....but good that Sydney-ites love the place....keep them confined keep them dumbed down I say...

Not the whole city mate.

The best harbour (Hobart close) and Syd beaches are pretty sensational. Both cities have crap areas.

As overall of course not, I'll take your advice.....haha

If we are talking beautiful cities then Broken Hill must be up there. With our dirt gardens, masses of derelict $40000 houses and beautiful dust storms every other week. What more could you want?

I’m not a beach person, they are anathema to me. As the child of migrant parents who worshipped the beaches here, they represent boredom, wasted time and discomfort. We sat on the lawn at Balmoral, near where the south Italians used to gather on Sunday afternoons and play bocce. You would sometimes hear the wives nagging and after a pause, the man would say decisively yet gently “domani”.

Got another unit up for sale at the moment in my complex. It will be interesting if it sells at all in this time let alone what it goes for.

I've been getting a lot of emails from real estate agencies I'm pretty sure I unsubscribed from a long time ago

So glad I have been smashing my mortgage from day dot. If I have bad equity even in these times, well the country is totally ****ed in my reasoning.

Overpriced graffiti riddled Sydney. Eastern suburbs has become a dirty cockroach invested hole, filled with 2 dollar shop emporiums of crap in 24hr gridlock but does at least have a harbour unlike that other filthy city on that brown river blocked by low bridges everywhere.

<shock> everyone has an opinion.

Sydney was a great place to grow up despite the crime and hostility. I remember if you asked someone the time they'd look at you like an alien with a knife...

About 88 it started getting really congested, then the recession hit and everything backed off for a couple of years. By 93 it was unbearable.

But apart from being spectacularly beautiful (for a city) the thing about Sydney is you can do something different every weekend for decades and never have to repeat. It never ceases to amaze me.

I never understood why people talked about Sydney's beauty until I visited Melbourne. Then I moved to Brisbane. People would come visit and I'd take them up to mount coothah to see the view. The number of time they said that's great what's next ? and my answer every time was: That's it. The looks were priceless. Brisbane was bearable when it was a big country town, now it's just another sh!tty city who's infrastructure and attitude haven't kept up with the reality of it's population.

We drove to Tasmania (the last leg was quite wet) down the newel. Quite honestly we had a better time there than we did on the island. I remember driving up the armidale road to fernbrook on the way home, every other crest revealed another breathtaking view. We stopped at ebor falls to use the facilities, strolled across to the lookout and there was an absolutely jaw dropping view of the falls. Our "usual" drive from armidale to coffs we'd done so many times just killed anything we'd seen in tassy. And no one even seems to know it's there. Real estate is relatively cheap, the climate is not unbearable. The locals can be weird...

So didn't have a good time on "the Island" (which one, Mainland is too) so Hobart is ****.

Yeah- I shared a small 2 room bedsit n Coogee with my wife when we first got married, back of a large house owned by a greek couple. One of the sons was paraplegic and brain damaged, drove a v8 while drunk and no seatbelt and crashed and paid the price.

Even back then 22 years ago -catching a bus down Oxford Street to work in CBD some parts were grimy. Recently went to Bondi and was shocked how moribund it all was.

But saying that the cliff top walks and interesting beaches like Bronte, Tamarama are stunning and quaint. I also have fond memories riding a lid over the back of a guy in large surf at Maroubra beach and was put out when he told me to go to the F n kiddies beach- when I got out I walked up to where he was standing and was about to give him a gobfull when I saw he was with 3 other large looking blokes who had these weird tribal looking tats, and something in my gut said let it go.

Pleased I did now I know about a certain group there.

But although some parts of Sydney is crappy and moribund, you cannot deny it's beauty, from the craggy eastern suburb beaches, to Mosman and North heads, to the stunning beaches of Avalon, Whale beach, Barrenjoey etc. Then you have the Blue Mountains as the amphitheatre.

It is beauty and the beast all in one. Funny you talk about cockroaches, I shared a terrace in Randwick for 8 months and I was scared to go up and turn on the kitchen light at night- the walls were literally moving and warping like a scene from Inception- only it was live roaches....

Melbourne and Sydney are both hotspots for international tourists and students, cosmopolitan cities that their attractions are arts, culture and cuisine.

Melbourne and it's inner most suburbs have the best collection of bars, clubs and late night restaurants in the country.

When you start getting on Melbourne's extremities it turns into wall to wall houses without the fancy nightlife and culture stuff and seriously lacking in proper infrastructure to deal with the sheer volume of people traversing the city - or our Western suburbs have very poor rail infrastructure and relies on buses, so everyone drives, especially out Truganina, Williams Landing and out further.

I guess once you can't be ****ed with the fancy crap or your nights out start ending before 12AM they both lose their appeal really quick, especially if you're paying above the odds to live in suburbia.

Melbourne CBD smells like **** and it's very dirty, graffiti and our lovely brown river.

I think if you are the average Joe whose not a professional with a degree you'd have a better quality life in one of the smaller cities.
