Should the unthinkable happen and I need to re-mortgage then it won't cost me anything to do it.

Depending on how much you would need to borrow, the fact that you own your home any bank will throw money at you without the home as security, you have already proven yourself by paying it off, the only time you would need the mortgage again is if you were borrowing to buy another house/s.

It's the age old dilemma.... My personal feeling is to get the Bank to register their Discharge of Mortgage - so that your Title deed is clear. It's a great feeling to know that a Bank isn't part of your life anymore :-) Yes, it will cost you a couple of hundred dollars - but it's a worthwhile expense just for the peace of mind.

What about the obligation angle; borrowers are generally supposed to inform lenders of changes to their personal situation that credit was originally predicated upon? Surely it would make redrawing difficult if one was honest about retirement…

Just because the Bank might already hold a property as security doesn't mean that they don't have to carry out a complete credit assessment when you ask them for a loan.
Sometimes it can be a good idea to pay the loan balance right down, but keep it open & with access to loan redraw, if you are unsure if you'll meet the Bank's credit assessment criteria. Obviously you'd also need to know that you can meet loan repayments etc. |

I really don't see what gain there is keeping the acc open ? Your cashed up, no debt, easy as **** if I like to open another loan with ease.

Why is it......
That owners management of long established businesses think its acceptable to say "We've been doing this for xx years, we know better than you" when an employee identifies issues & raises concerns? That management will accept what at best is mediocre performance from employees, overload the few employees they have that are actually fighting to keep the place afloat, then complain about poor performance?

And guess who is the overloaded in this scenario? And guess who has to listen to the complaints so and so isn't working hard enough, then wanting to highlight the subject of daily chit chat at the counter over coffee every morning is a waste of 45 - 60 minutes. Or doing trivial jobs over more pressing concerns. I could go on and on but................

Seen many managers like that over the years. Yeah they work long hours, because they spend half the day on the phone, then have to catch up on the real work.

I have one. Why is it I have enough money in my super to pay off my mortgage with change but can't do it?
If I were to die tomorrow my mum would be down a son and have a fully paid off house and more that she does not need, but today I could tell the banks to get ****ed! I only bring this up because the people at work are doing the sums for the mic drop. A bit older than me but just seems stupid |

I'm actually gearing up for 3-months long service leave, I've been at the company since 2003 and have yet to take anything other than the usual 2-weeks annual leave. Of course, this leave falling in spring (peak selling period) has me feeling guilty, but I've been waiting two years for the catalyst to this leave (a new car), if not now, then when?

DFB FGXR6, gonna be blunt mate. About time you started thinking about your own self and not them as a business. Family business loyalty yes I get that but if their own family members are more concerned about themselves than the business then why should you.
I was in your position 40 years ago and walked because they gave me no option. They had the position filled within 48 hours and nothing changed. EXCEPT for the betterment of my health and mental well being. Dont think your indespensible. Yes your talents and abilities are, true. But they will fill your spot, abit not the same talents. These days most clients dont care who serves them only they get served NOW. Inform them you ARE taking long service leave. State the dates and stick with it. Dont budge. IF!!! they really care about you, they will work with you. Again If they start going off like stuck pigs 'we cant let you, we need you'. then you have won the battle. If on the other hand they dont care then what are you really to them? Just a comodity, part of the furniture. So much more I could say. But you owe them nothing, with your talents, capabilities, gifts you could hand pick a job anywhere. They owe you for your loyalty, commitment, dedication. Go tiger be the owner and director of your own destiny

After reading what you said DFB, sounds to me like it could well be the same in your case. Sure, I don't know the whole story, and sorry to come across sounding callous and all, but don't really want to know. Not my bees wax. Anyways... I used to think I was irreplaceable.. meaning NO ONE could do it better than ME. I am correct by saying that, as I give 110%, 110% of the time I am working for "Da Man".. or "Da Woman". Funny thing is, after I burnt myself out, I was replaced by a dark skinned, non ozzie speaking chap, that was shite.. Yes, he COULD, do the job, just not as well as me. The key words here are "He could do the job". Boss didn't care how it was done, or how long it took to do... he just wanted someone to DO THE job, as he was NOT the one paying wages... he was the logistics manager, not the owner. A pleb if you like. So I say (for what it's worth), take your leave and rest you soul, be kind to yourself. No point wearing your self down to a frazzle just for the sake of someone else's bank balance. Your doing nothing wrong. If they wanna get their back up about it, then I say: I can see a job change on the horizon for you Mr. One Man

DFB FGXR6, I just clocked up 30 years with my company, the way they presented my 30-year recognition award was one big fn joke, I'm very close to retirement and I'm still treated like a clock card number.
Not many companies treat their workers with respect these days, watch out & look after yourself cause no one else will. |

I Like most people realised it takes a while to know who is important.
The place I now work for get what they pay for, I get paid for 8 hours and that's all they get, I don't do overtime and take all designated breaks, I don't suggest improvements and I don't give advice, if someone asks me a question or asks me to do something I was not employed to do, or that does not relate to the job I'm doing, I shrug my shoulders and tell them "that's not my job", some of the workers do the same but most think that they will get the sack if they don't go above and beyond, I always notice the ones who cause trouble get promoted when the ones that bust themselves for the place get overlooked, I am now a trouble maker The funny thing I must be doing it right, as I got employee of the month over all the butt lickers? Do yourself a favour and only do what you have to for them, they only see the bottom line and know it will happen with or without you, if you have to move on once, twice or how ever many times it takes, you need to work for you, not them. |

DFB
2wks annual leave ? Are casual or some kind of permanent casual. The standard is 4wks annual leave unless yours is a typo. Got to say coming from a family biz that we employ 19. We encourage all our team to take their leave annually And if any family issue emergency go go go we respect all. We all have fam and other issues if they need time off we approve it. We also during good annual earnings pass in bonus’s twice a year, EOFY and a Chrissy one. I could say a lot more what we have done for an employee who was in a very bad way and we’d do the same for most of them. Says alot when we have staff who have been with us for over 15yrs. Why is it people say marriage is an institution when most people don't want to live in an institution?

I've been permanent part time since about 2005. That's the culture, work work work work is good, taking time off is an inconvenience. It's "expected" that staff take leave in February because that's the quietest month. Winter? No, because they need the manual labor. Spring? No, that's peak selling period. Christmas? No, peak selling period and the time they want to take off with their own family. Being a single male with no family, what else could I have to do outside of work, right? I have 420 hours of annual leave owing, 120 hours of sick leave. Nearly three lots of long service leave. They all took extended leave last year jetting off to the other side of the world, leaving the staffing situation short..............then expected me to drop everything in my own business to fill that gap. Loosing me for three months in Spring.............they will have to just deal with it. ITS MY TURN. I'm just a big angry typing that.

Man your employers are damn selfish.
Sure we look after ourselves in ways but no way like yours. Your business is nothing without a good crew and looking after them they look after you. I see the comments of I only what meant to do that’s it - and I grew if that’s how your treated. When I visit our customers I just loath seeing their attitudes keeping it to myself and think thank god for the last 30yrs I don’t work for someone - worse a large corporate or big time company for you are but a number. Business is becoming like this more and more - dog eat dog, loyalty out the door, who could you trust ? No one. DFB you deserve so much more mate - I can tell your a concientiois person and take pride in your work, I agree as Tonz and others have mentioned - gtfo, look to work at another nursery - or something please. All that time that owed to you sickening they should be asking you use up leave more regulary or pay you a bonus ! Sent from my iPhone using Tapatalk
