OK brains trust,
Organising a pre-purchase property inspection. One mob offers thermal imaging. My question; is this a gimmick, or worth the extra coin? Thanks in advance WL

Thermal Imaging is so they can detect termite nests, bee hives, etc in wall cavities.
Is it an old timber framed house in a prone area? If so, might be worth the investment.

Can also pick up cracks in tiles (easier).

My experience is. Get the inspections done, building and pest inspections. If from face value the place looks good, pay what you want to for what you feel the best inspections are, read the reports, then make the call. My place the sale fell through 3 times before all was pretty good. Once was a buyer without the finance, 2nd was termites in the driveway fence that the got replaced, 3rd was a failed building inspection for rotted beams under the bathroom. The beams were cutout and the bathroom re done before i ended up talking the price down for those reasons. My conveyencer bought up some other issues that previously had not been which was in my favour but those had been there for long enough that the council could not do anything about them. So i payed 30k less then the lowered asking price. There is always going to be the small defects in a place that are easy fixes. I did a full led lighting upgrade and a sensor for the porch light when i got the keys, but that didnt cost me anything more then 2 hours of my time on a weekend.

They are worth it insofar as you have a report prepared by a qualified builder to give you some certainty before you buy, but that's not to say the inspector will pick up everything. The report will usually be full of disclaimers so you can't really rely on the report if you subsequently discover an issue the inspector didn't, or should have, picked up
