We had home reno's last Nov. Added 3 b/rooms, toilet/shower and lounge room to a new upper level.

went from a single story brick to a double story in 3 days. It was pre fab and delivered in 2 pieces.

Anyone had this done or know of it ?

If i knew how to post pics i would.
Basically we were looking at moving out of what we had which was 3 large b/rooms, ensuite, large kitchen, formal dining, ducted air etc. Probably would have got near $500k if we sold but were looking at houses about $800k, so it was going to be hard.
Then we looked at going up which was going to be about $130k for just a shell and 6-9 months inconvenience.
Then the wife saw an ad for a place that pre fabs the entire upper level. It comes completely painted, plumbed, skirts,blinds, the lot.
They came in on a monday and remove the tiles from 1/4 of the roof to the back. Within 3 days it was on and in use, amazing. 2 pieces, 3 days and 75% of he other quotes on going up.

They do mobile homes, extensions etc, Aust wide.

is it timber walls or is it that prefab villaboard wall filled with cement and foam????????


apparently this technique has been used in asia for quite a while now. Pretty cheap and quick to go up.

It's timber frame with insulation and gyprock, steel girder floor frame.Rather than hardiplank type material on the outside they use vinyl cladding ( easy to replace etc ). The roof is pressed metal sheets that look like tiles which actually looks gr8.

yeah its been done this way in Europe for years.

Its good idea. We chose to get wooden blinds, Polished floor boards that wern't supplied by them. Everything else was on a list that came standard ( inc mirrored robes ). You can pick and choose what you want from them and thats deducted from the price.

Next door to us is looking at getting the shell and doing the floors, staircase, blinds etc themselves.

They are a bit backward when it comes to the internet world i think. They are setting one up now.

The name is Hi Tech homes. The Site manager that looked after us is Graham 0422 094 958. Price is hard to say. When we started lookig around he came and measured up so he could quote. In the meantime he gave a list of all the inclusions that came standard, from this you could chop and change to suit your budget.

Ours was $115k or there abouts.We were out there every couple of days taking photos of varying stages.

Thats pretty amazing how they do so much work (looks like it so im guessingits a lot hehe) is so little time.

We just built a massive pergola (cant spell) out the back and a shed. then paved under shelter just so rain doesnt botter when entertaining. Looks great and was suprisingly cheap.

It still a few months waiting for it to happen, as in the pre fab, but for us it was price and in particular the "minimal interuption " factor. A week versus 9 months for the other option.

Well done Dude, that must be an old site. The new one will feature the "going up " option and our house will be on it.

Approval took about 6 weeks, which they looked after.

whats the chance of the whole lot disappearing in a Cyclone...

I understand you dont get cyclones down there, , but how is the top structure held to the ground... ( simply screwed / bolted to the existing trusses is fine, , but would it hold up in 200km winds ? )

In QLD, this kind of reno needs to have cyclone rods drilled and set in and under the existing slab... Ie, , 3/4 steel rio sent through the existing building under where the add on is... We looked at adding a bedroom / ensuite / study on top of our place, , and it was not worth the money.

Gee i don't know about a cyclone. Ive farted a beauty up there and it remained stable.

Its strapped and bolted to the original supports.

The roof is stamped and pressed metel, not tiles, and the entire top extension weighs less than the tiles that were there b4 it.
